How It Works

STEP 01

Add your property and its units

Enter the property name, address, and total units. Then add each unit: tenant name, phone, email, rent amount, security deposit, and lease dates. Status updates as tenants move in and out — occupied, vacant, or notice given.

STEP 02

Track every payment on a 12-month grid

Each unit shows a full year of monthly cells. Click any cell to mark it paid, partial, pending, or overdue — with payment method and date. Prorated rent calculates automatically for mid-month lease starts.

STEP 03

Manage maintenance, charges, and documents

Log maintenance requests with priority and cost. Add recurring or one-time charges — late fees, utilities, parking, pet fees. Upload lease agreements, IDs, and contracts per unit. Everything tied to the unit.

STEP 04

Export reports or generate invoices

Export payment data to CSV by property, unit, and date range. Or generate a prefilled invoice for any unit — it opens Invoice Hub with tenant info and rent amount already filled in.
