Know the Numbers Before Your Client Asks
Enter the assumptions for an investment property and receive 15 server-calculated metrics, including cap rate, cash-on-cash ROI, IRR, and DSCR. AI then interprets the scenario for your review, while a two-page A4 report brings the numbers, analysis, and your contact details together.

How It Works
Enter the deal — price, rent, expenses, down payment
Purchase price, down payment on one field with a %/$ switch, interest rate, loan term from a 15 / 20 / 25 / 30-year dropdown, monthly rent, monthly expenses, annual appreciation, holding period and selling costs. Five advanced options add closing costs, vacancy rate, annual repairs reserve, number of units and square footage.
Receive 15 server-calculated metrics — math, not AI
NOI, cap rate, cash-on-cash ROI, IRR, DSCR, GRM, break-even occupancy, monthly and annual cash flow, total cash invested, remaining loan balance, net proceeds, total profit or loss, annualized return, and months to breakeven. IRR is solved with the Newton-Raphson method across the cash-flow series: year zero is the initial cash investment, and the final year includes net sale proceeds.
AI reads the numbers and grades the scenario for you to review
An AI analyst grades it STRONG, MODERATE or WEAK, with an investment profile label, two to three strengths, two to three risks and a one-sentence recommendation — all grounded in the metrics above. If the AI call fails, a rule-based verdict from the same numbers is shown instead, so the screen never comes back empty. A flag control sits on the block so you can report the AI output. It is an interpretation you review, not a valuation and not investment advice.
Export the report and hand it to your investor
Two-page A4 report: page one carries the key metrics grid, a deal summary table and an N-year projection; page two carries the AI grade with strengths, risks and the recommendation. Your name, brokerage, phone and email sit in the footer, above the line telling the reader to consult financial and legal professionals before investing. Save the deal, reopen it later, or hold three side by side.
Why Agents Use It
Speak the Investor's Language
DSCR, GRM, and IRR are the figures experienced investors expect to discuss. Enter the assumptions once and receive the complete calculation set, plus an AI interpretation of what the numbers may mean.
Compare Deals Without Rebuilding a Spreadsheet
Place up to three saved scenarios side by side and compare price, down payment, rent, cash flow, cap rate, and total profit. The Compare tab turns separate calculations into one clear conversation.
A Report That Carries Your Name
The PDF doesn't just show numbers. It shows your name, your brokerage, your analysis, and the disclaimer that keeps it honest. When your investor shares it with their partner, your contact block goes with it.
