Newest, oldest, price ascending, price descending, square footage, relevance. Homes for sale and rentals remain separate categories rather than one mixed list.

Single-family, townhouse, condo, co-op, multi-family, commercial, manufactured, land, other.
Listing status
Active, Coming Soon, Pending, Active Under Contract.
Bedrooms
Studio through 5+, entered either as an exact count or as a minimum. The applied chip says which — "7 bedrooms" or "2+" — instead of silently widening the search.
Numeric ranges
Price, bathrooms, days on market, living area, lot size, year built, garage spaces and maximum HOA.
Quick features
Nine one-tap toggles: ac, basement, fireplace, garage, heating, pets, pool, view, waterfront.

20 array fields — Appliances, ArchitecturalStyle, AccessibilityFeatures, AssociationAmenities, CommunityFeatures, Cooling, ExteriorFeatures, FireplaceFeatures, Flooring, Heating, InteriorFeatures, LaundryFeatures, ParkingFeatures, PatioAndPorchFeatures, PoolFeatures, SecurityFeatures, Utilities, View, WaterfrontFeatures, WindowFeatures. Each option list is aggregated from the connected dataset, so only categories with real data appear.
Monthly budget
The buyer types what they can pay per month. The field inverts it into a maximum purchase price using financing assumptions shown on screen, then writes that number into the price filter.
Rent mode
A rent search rejects commercial and land as incompatible types instead of returning a broken result set, and the price sliders switch to a monthly-rent scale.

The buyer draws the boundary
A freehand shape of up to 100 points, drawn directly onto the map. The search then runs only inside that shape.
Drawing a new area replaces the active commute zone.
Commute zones from chosen points
Pick the points that matter — an office, a school, a parent's house — and a time: 10, 15, 20, 30 or 45 minutes, by driving, walking or cycling.
Zones are built as isochrones; multiple zones intersect, and the resulting shape becomes the geographic filter.

- Exact count of listings in the set on screen.

- Median asking price across that same set.
- Median $ / sq ft
- Median price per square foot across that same set.
- Median days on market
- Median for the set, not a fixed city figure.

- Listings that entered the set in the last seven days.
- Price-reduced share
- Share of the current set carrying a price reduction.
- Price distribution
- A sparkline drawn over the set on screen.
- Top Value badge
- Marks listings in the bottom price-per-square-foot quartile of the current set — and only when the listing's own MLS automated-valuation display flag permits it.
- Fact block
- Photos, price and status, address, beds, baths, living area, remarks, year built, MLS number and a map.
- Feature groups
- Interior, exterior, flooring, heating and cooling, parking and garage.
- HOA
- Normalized to a monthly figure from the RESO fee frequency, so a quarterly fee is not read as a monthly one.
- Taxes and lot
- Annual tax amount; lot size in acres.
- Payment calculator
- Configurable on the page, with its assumptions visible.
- Similar properties
- Computed for that specific home.
- Share
- Link, Messages, the system share sheet, or email. An email share is recorded in the CRM as an mls-share lead with the listing context attached.
- Quota protection
- Every search page and API call runs through a weighted per-IP rate limiter, so one visitor cannot exhaust the MLS provider quota the live search shares.

- MLS and provider compatibility is confirmed with you before purchase, along with any outside data cost. We do not claim that every MLS is supported.
- Market Pulse figures, price-per-square-foot positions and the Top Value badge are computed statistics over the result set on screen. They are not an appraisal and not a valuation.
- The monthly-budget conversion and the payment calculator are assumption-driven estimates. They are not lending, tax or financial advice.
- Listing data displays under the source MLS's own rules, including its automated-valuation display opt-out. Where that flag is off, the price-position badge is withheld.
