How the tracker keeps the numbers straight

STEP 01

Add the deal or start from a Closed Won lead

Capture the deal type, status, address, property type, client role and contact details, lead source, contract date and expected close date. Enter the deal value — or monthly rent for a rental — plus the commission rate and your split. A lead moved to Closed Won arrives with the available fields already filled.

STEP 02

Set a target for the period that matters

Create a yearly, quarterly or monthly dollar target, and optionally add a target number of deals. The progress bar and amount remaining update as deals close. For rentals, monthly rent × 12 becomes the annualized deal value before the commission rate and split are applied.

STEP 03

Separate earned income from pending work

The yearly view counts only closed deals as earned and assigns them by actual close date. Pending plus Under Contract make up the open pipeline. The same view shows closed volume, average commission per closed deal, close rate, deal mix and ten named lead sources, with an Unknown category when no source was saved.

STEP 04

Filter the year, then open any deal

Status filters show live counts beside the year selector. If there is no actual close date, the tracker falls back to the expected date and then the creation date. The detail panel holds the property, client, commission calculation, dates, source and notes; saving also keeps the linked transaction record in sync.

Why agents rely on it

The net calculation stays visible

Deal value × commission rate × your split produces the net amount. You can override the result when percentages do not tell the full story; changing a base value clears the old override. A 0% split remains a valid saved value.

Targets use closed deals, not optimism

Yearly, quarterly and monthly progress advances when deals close. Expected amounts remain estimates and are kept separate from earned commission.

Source reporting keeps the unknowns

Closed commission is grouped across ten named sources and an Unknown category, alongside the deal-type mix. It shows association with a recorded source, not proof that the source caused the close.
