Open the chat from a property page and skip the setup
Ask AI opens with the current property already identified. The assistant receives its asking and original prices, monthly HOA, annual tax, days on market, position among comparables and FEMA flood zone, so the visitor can begin with the real question.
Exactly what the assistant receives
When the property page opens, it builds a structured fact block. When the visitor leaves, that block is cleared. The conversation receives only the fields listed below.
- 01AddressStreet, city, state and postal code.
- 02Price and original priceBoth are supplied, so the context includes any recorded reduction.
- 03Sale or rentalWhich of the two markets this listing belongs to.
- 04Beds and bathsThe counts as the MLS reports them.
- 05Living areaSquare footage from the listing record.
- 06Property sub-typeCondo, townhouse, single-family and the rest.
- 07Listing statusThe current MLS status of the record.
- 08Year builtAvailable for age-related questions, never as proof of condition.
- 09Lot sizeIn acres.
- 10Garage spacesThe count from the listing record.
- 11Monthly HOAConverted to a monthly figure from the RESO frequency, so a quarterly charge is not mistaken for a monthly one.
- 12Annual tax amountThe figure carried on the listing.
- 13Days on marketHow long the record has been live.
- 14Up to 8 selected highlightsChosen in a buyer-oriented order: waterfront, view, pool, association amenities, community, interior, exterior and pet policy.
- 15Listing-description excerptLimited to 700 characters so long marketing remarks do not displace the structured property facts.
- 16Price per square foot percentileThis home’s position on price per square foot within its comparable set.
- 17Price percentileThe same position on total asking price.
- 18Area median priceThe median the percentile is read against.
- 19Area median days on marketHow long homes in that set typically sit.
- 20Comparable countHow many listings the position was computed over.
- 21FEMA flood zoneThe surrounding area’s zone and base flood elevation in feet.
- 22Flood insuranceWhether it is typically required in that zone.
- 23Drive minutesTo the named beach and to the named airport.
- 24Typical commuteThe area’s usual commute time.
Median income, population and school lists may exist in the same area dataset, but they are deliberately excluded from the assistant context.
Placeholder MLS values such as “None,” “See Remarks” and “No Additional Rooms” are removed before highlights are selected.
The first question already has the property attached
The chat opens above the page with the address and key figures in context.
From the open property page to a grounded answer
The page supplies a hidden fact block
The visitor does not have to read this block in the chat. It is created when the property page opens and removed when the visitor leaves, preventing a previously viewed home from carrying into the next conversation.
Ask AI opens with the property identified
The opening message names the address and key facts. The assistant reads the fact block again on every turn, keeping the same property in context throughout the exchange.
Voice input detects the language
The same transcription path used by property search handles spoken questions and detects the language automatically, without relying on the browser’s language setting.
“Show me something similar under $900K” returns real MLS results
The assistant’s read-only property-search tool checks the website’s public MLS inventory. Results include address, price, bedrooms, bathrooms, area, photo, listing office, required attribution contact and a link to the complete filtered search. If a place name cannot be mapped, the assistant says so instead of claiming that no listings exist there.
What Ask AI never does
- It does not act on its own. It answers questions and runs one listing search. It does not call, text, book showings or take any action on the agent’s behalf.
- It gives no legal, tax, lending or financial advice, and it does not appraise. Price position is a computed market statistic, nothing more.
- When the listing’s MLS automated-valuation display flag is not explicitly true, the assistant withholds every price-position judgement — the same opt-out the page’s own price panel honours.
- It will not discuss who lives in an area. Demographics, schools, safety and crime are outside what it is given and outside what it will answer.
- Its answers are not guaranteed complete or error-free. It knows the home in front of it and what its one search tool returns — the agent is still the person who confirms.
