- Sections
- Three to five, always ordered as price context, monthly cost, building, surrounding area and questions to verify.
- Missing data
- A section whose numbers are not present is dropped from the document. It is never filled with speculation.
- Languages
- Separate English, Spanish, Russian, French and Portuguese versions use the proper vocabulary for each language — HOA dues / cuota de la asociación / взнос ассоциации / charges de copropriété / taxa de condomínio.
- Generation
- Generated once when the panel is opened. There is no chat thread and no regenerate button.
- Updates
- The saved result is specific to the property, language and facts. A price change or new HOA amount changes the key and produces a new briefing automatically.
- Numbers
- The model may describe only supplied figures. It cannot source, calculate or extend a number missing from the fact block, and every number is presented as an estimate to verify.
- Listing remarks
- The briefing cannot quote or paraphrase the property’s marketing description. It is built from calculated facts, not rewritten remarks.
- Price judgement
- Withheld in full when the listing’s MLS automated-valuation display flag does not permit it. The briefing then states the asking price and any change without saying whether it is a good deal.
- Excluded fields
- Demographics, income, schools and safety are not supplied to the model and therefore cannot appear in the text.
- Availability
- The panel is offered only when the site is actually configured to produce it, so the visitor is never shown a button whose only outcome is "unavailable".
- Independent panel
- The briefing is separate from the chat widget and can work even when the widget is slow or blocked.
