An automated estimate
A number computed from public records and recent nearby sales, produced before anyone has looked at the property. There is no such number anywhere in this flow.
What it cannot see
- The condition of the interior
- Which line and which floor the unit occupies inside a condo tower
- Whether the view is permanent, or a lot away from being built out
- The financial health of the association
Your written opinion of value
A request that reaches you with the exact parcel confirmed by the owner, coordinates to six decimal places, the expected selling timeline, and the reason behind the move.
What you weigh
- Comparable closed sales, read against this parcel
- Condition, as the owner states it and as you see it on the walkthrough
- View permanence
- Line and floor within the tower
- HOA financial health

The property
Address autocomplete backed by Mapbox geocoding, restricted to a South Florida bounding box covering Miami-Dade, Broward, Palm Beach and Monroe.
- Address-type results only, up to five suggestions
- Three-character minimum, 300 ms debounce
- Full keyboard navigation through the suggestion list
- An explicit "no matches in South Florida" state instead of an empty dropdown
- The selected address renders on an interactive satellite-streets map, marker at zoom 16, so the owner confirms the parcel visually before anything is sent
The person
Name, then contact, then context. Phone and email are an either/or pair — at least one is required — and a consent checkbox is a hard requirement for submission.
- Selling timeline: within 3 months, 3 to 6 months, 6 to 12 months, 12+ months, or just curious about value
- Motivation: upsizing, downsizing, relocating out of Florida, investment property review, estate / divorce / refinance, or other
- Bedrooms, bathrooms, and approximate size in sq ft, which is optional
- Consent text and a privacy-policy link sit next to the submit button
- Securely adds the request to Active Leads with Home Valuation recorded as its origin, carrying the full address, coordinates to six decimal places, timeline, bedrooms, bathrooms, size, motivation and the visitor's language

The success screen appears only when the lead was actually accepted. On a failed submission the form stays open with its error slot, so a lost lead is never confirmed as received.
A homepage address box hands the typed address and its coordinates to this page through URL parameters, so the form opens already filled at step one.
The whole flow, including the quick-answer block, exists in English, Spanish, Russian, French and Portuguese.
