How the pipeline works

Read the whole funnel

The seven columns update as leads are added, changed or deleted. Four tiles use exact counts across the complete lead set; the board shows the 500 most recent records and tells you when additional leads are not currently displayed.

Move a card when the relationship changes

Drag and drop on desktop. On mobile, hold for 250 ms to pick up the card; a vertical scroll cancels the move. No score advances a lead automatically — the stage changes only when you decide it should.

Take action without leaving the card

Open a quick view or full details, add a typed or voice note, call, email or delete. Before deletion, the system lists what would be removed or unlinked. A lead tied to a closed deal with a commission cannot be deleted.

Turn Closed Won into a connected deal

Dropping a lead into Closed Won opens a deal form with the available name, email, phone, inferred deal type, recorded budget, property address and record, source, original message and lead ID already filled in.

New

The inquiry has arrived and outreach has not started.

Trying to Reach

You have begun outreach but have not received a response.

Contacted

A conversation has started by email, phone or message.

Showing

A property showing is scheduled or underway.

Negotiating

An offer is under active discussion with the buyer or seller.

Closed Won

The opportunity closed successfully and can become a prefilled deal.

Lost

The opportunity did not proceed; its history remains on the record.
