Rules behind every number and difference
When the page shows a number
Median floor: 10 listings
Medians are suppressed below a sample of ten listings. The exact inventory count is still shown, so a thin market reads as thin instead of reading as zero.
Sample ceiling: 200 listings
Live medians are computed over up to 200 recent Active for-sale listings inside the polygon.
Column states: thin, empty, demo, rate-limited, unavailable
A column that cannot produce a number is labelled with the reason it could not. The page does not print a blank and leave the reader to guess.
One server-side chain
Area registry → monthly area report → mapped boundary → live MLS totals, all resolved before the page is sent.
When a difference is large enough to mention
Price and price per sq ft
A 5% relative gap. Below that, the two areas are not reported as differing on price.
Homes for sale and new listings
A 10% relative gap.
Days on market
A 10% relative gap, with a 7-day floor so a small absolute difference is not dressed up as a finding.

Never ranked
Flood zone, schools, population, commute and income are printed on both sides and are deliberately excluded from the trade-off logic.

What the AI panel receives — and what it never receives
Three fixed questions
Budget (five ranges from under $500K to $5M+), purpose (primary residence, investment or vacation home) and top priority (public schools, flood zone, amenity access, short drive times or no preference). All answers use preset choices, not free text.
Sent: the page's own numbers
Plus derived values — for example the approximate square footage the stated budget buys at that area's median price per square foot.
Not sent: free-form visitor text
There is no field for it, so none reaches the model.
Not sent: median household income
Stripped before generation, even though it stays visible on the table as a sourced fact.
Returns: exactly four paragraphs
What the budget buys on each side; the pair read strictly through the stated priority; market tempo for that purchase goal; and one honest caveat about the limits of the data — in the visitor's language.
Two output checks in five languages
Fixed instructions are followed by a rules-based check in all five website languages. A failed check allows one stricter retry; a second failure leaves the panel blank instead of publishing steering language under the agent’s license.
Cache: 35 days
Keyed on area-pair × budget × goal × priority × locale × data snapshot, with canonical pair ordering so ?a=x&b=y and ?a=y&b=x share one entry. A per-visitor rate limit and an hourly per-tenant AI budget sit in front of it.
What this comparison never claims
These limits appear both on the page and in the downloaded PDF.
- No winner. The brief returns trade-offs and refuses by construction to declare one area better than the other.
- No suitability judgement for any person, family or group, and no ranking of people, schools or areas.
- The flood row is not an insurance determination.
- School counts are directory entries — not quality ratings, not assignments, not attendance boundaries.
- Census values are estimates with margins of error, and neighborhood-level figures are modelled rather than measured.
- Drive times are modelled with no live traffic: airport is the fastest modelled route among MIA, FLL and PBI, beach is the nearest modelled public-access candidate.
- The AI text is an interpretation of the numbers already shown. It is informational only — not an appraisal, not a recommendation of an area, and not legal, tax or financial advice.
