From first question to CRM record
STEP 01
The chat loads after the page, unless a conversation is active
It loads three seconds after the page settles or at the visitor’s first scroll, click or touch. If a conversation is already in progress, it loads immediately, including when a property opens in another tab. The greeting, avatar and suggested questions come from your settings and use the page language.
STEP 02
Its only tool is a read-only MLS search
The chat searches the MLS endpoint used by your website. A named neighborhood is first resolved to its mapped boundary, which matters when the feed records Brickell or Edgewater under the City value Miami. Results appear three at a time with the total, a link to the full search, the listing office and required IDX attribution.
STEP 03
Contact details follow a server-issued disclosure
You choose how many useful exchanges come first; the default is three. Before collecting a phone number or email, the chat shows a versioned disclosure in the page language. The exact server-produced text is stored in the consent audit. Privacy mode uses an ID limited to that session.
STEP 04
The CRM receives the conversation with objective context
A second pass extracts contact details, a 0–100 intent score and objective housing criteria. Protected characteristics are omitted even if the visitor mentions them and never affect the score. A returning email updates the existing lead without resetting its stage or original source.
What is controlled — and what is deliberately limited
One chat for all five website languages
English, Spanish, Russian, Portuguese and French are tied to the current page. Links shared by the assistant keep the same language prefix.
Public access stays read-only
The chat can search the website’s MLS endpoint but cannot reach the CRM assistant’s write tools. A separate hourly allowance for each account protects the MLS quota from automated traffic.
Settings change the presentation, not the safety rules
Choose the theme, widget style, accent color, corner, greeting, one of nine avatars, suggested questions, speech recognition and spoken voice. Core rules remain fixed: Fair Housing protections for Florida and Miami-Dade, no valuation, negotiation, legal or tax advice, no steering toward lenders, title companies or inspectors, and a clear disclosure that the visitor is speaking with AI.
