Your Agent Website

Your website shows up on Google. And on ChatGPT. And on Perplexity.

In 2026, people don't just Google things — they ask AI. WebGrowly OS websites are built to appear in both. This is called SEO + GEO, and it's fully built into your site from day one.

SEO and GEO — what do they actually mean?

SEO — showing up on Google

SEO (Search Engine Optimization) is making sure that when someone types "Miami luxury realtor" or "buy condo in Brickell" into Google, your website appears near the top — not buried on page 5. It's done through the technical structure of the site, the content on each page, and signals that tell Google your site is trustworthy and relevant.

GEO — showing up when someone asks AI

GEO (Generative Engine Optimization) is newer. When someone asks ChatGPT "who is a good Miami realtor for Russian speakers?" or asks Perplexity "what are the best neighborhoods in Miami for families?" — AI engines pull from websites they trust and cite them as sources. GEO is the practice of making your website one of those trusted sources. As of 2026, AI-driven traffic is growing 527% year over year. Your competitors probably aren't doing this yet.

What's built into your WebGrowly OS website

01

Schema markup — 8 types, on every page

Schema markup is a special hidden language that search engines and AI read to understand your site. Instead of just seeing text, Google and ChatGPT understand that you're a licensed real estate agent in Miami, with specific credentials, memberships (NAR, Miami Association of REALTORS), real client reviews, and 5 languages. This makes you far more likely to appear in search results and AI responses.

Implemented: RealEstateAgent, WebSite, Organization, LocalBusiness, Service (×3), WebApplication (per calculator). Includes Wikidata entity references, Speakable spec, and aggregate rating.

AI crawler access — ChatGPT, Perplexity, Gemini, Claude

Search engines send automated programs called crawlers to read your website. By default, many sites block these. Your WebGrowly OS site explicitly invites all major AI crawlers in — GPTBot (ChatGPT), PerplexityBot, Google-Extended (Gemini), ClaudeBot (Anthropic), and more. This means AI engines actively index your content and can cite you as a source when relevant questions are asked.

Explicit allowlist in robots.ts: GPTBot, ChatGPT-User, ClaudeBot, anthropic-ai, PerplexityBot, Google-Extended, OAI-SearchBot, YouBot, Applebot-Extended, cohere-ai.

03

Hreflang — 5 languages, properly linked

When someone in Russia searches in Russian, AI engines and Google show them Russian-language results. When someone in Argentina searches in Spanish, they see Spanish results. Your site has all 5 language versions (EN/ES/RU/FR/PT) properly connected with technical tags called hreflang — so every language version ranks independently in its target market. 75% of international websites get this wrong. Yours doesn't.

Bidirectional, self-referencing hreflang on every page across all 5 locales. Correct canonical tags per locale. x-default fallback configured.

Neighborhood pages — 19 pages that rank locally

Each of the 19 Miami neighborhood pages on your site is built to rank for searches like "Brickell real estate agent" or "buy condo in Coconut Grove." Each page has its own unique content, its own SEO title, its own description — in all 5 languages. That's 95 individually optimized pages just for neighborhoods.

Dynamic hreflang alternates per neighborhood page. Breadcrumb + FAQ schema per neighborhood. Open Graph with neighborhood image.

llms.txt — a guide for AI engines

llms.txt is a new file (similar to how robots.txt tells search engines where they can go) that tells AI engines what your site is about. Your site has one — it lists who you are, what services you offer, what neighborhoods you cover, all 12 calculators, and your contact info. When an AI engine crawls your site, it reads this first and gets a full picture of who you are in seconds.

Dynamic route /llms.txt returning text/plain with agent profile, services, neighborhoods, calculator URLs, and UVP statement. Cache-control: max-age=86400.

Unlimited snippets — full content in AI answers

Google and Gemini have a setting that controls how much of your content they can use in AI-generated answers. Most websites leave this at the default, which limits how much gets shown. Your site is set to "unlimited" — meaning when Gemini or Google AI Overviews pulls your content to answer someone's question, it can use as much of it as needed. More of your content = more visibility.

robots meta: max-snippet: -1, max-image-preview: large, max-video-preview: -1.
